Option 1: Funds Management
Metamorphosis manages all funds relating to the property. Direct deposit is available for both rent collection and the disbursement of income to the owner. We also complete annual CRP’s and Schedule E forms. The property owner is still responsible for all tenant relations, licensing, and repairs.


Option 2: Administrative Management (Includes Option 1)
Metamorphosis handles all tenant relations, including coordinating leasing services, walk-throughs, maintenance and repairs, licensing, and evictions. We provide a standard lease and all other forms. 24-hour emergency service for mechanicals and major appliances is included.


Option 3: Full Service Management (Includes Options 1 & 2)
Metamorphosis will also coordinate all necessary repairs, cleaning, and improvements during tenant changeovers, along with reconciling security deposits. This option also includes a generous annual account credit towards any repair service.

Applicant Approval Services
Metamorphosis provides tenant approval services for applications received by the property owner, including background checks & coordinating lease signing. We provide a standard lease and all other forms. (Property owner is responsible for all marketing & showing of the property.)

Rental Referral Services
Metamorphosis handles all leasing needs for the property, including marketing, showings, collecting applications, and all Applicant Approval Services listed above. Learn more about our full-service leasing services here.
